Is spray foam the right insulation for my Lakeville house?
Spray foam insulation is foam our crew sprays onto the framing in your attic, walls or rim joists, the wood band that sits on top of your foundation wall, where it insulates and closes the air leaks around the wood in the same job, so a Lakeville house holds its heat and the drafty rooms settle down.
Most people call us because a room is cold, the room over the garage never warms up or the power bill keeps going up, and spray foam is one of a few ways to fix that. The price turns on which foam you pick, how many square feet we cover and how thick, how easy the space is to get into, and whether old insulation has to come out first. The schedule turns on the size of the area, anything that has to be fixed before we start, like a roof leak, and how long you'll need to be out of the house. I give you your own figure after I've seen the space, on an estimate where each step sits on its own line.
How we do spray foam insulation, one step at a time
The first thing I ask is what you want most from the foam, whether that's warmth, a lower price or a quieter room, because that decides which kind we use, and before we book a day we go over how long you'll be out of the house. On the day, our installers cover anything that shouldn't get foam and pull out old insulation that's soaked or full of droppings, since spraying over it just keeps the problem. Then they spray the rim joists, attic or wall framing, closing the gaps around pipes, wires and the attic hatch as the foam goes on. We keep the foam clear of the eave vents so the attic can still breathe, trim it back where it needs it and clean up before we leave.
Foam costs more than loose fill, and what you pay for is that it seals air while it insulates. In a lot of attics, sealing the gaps and then topping up with blown-in insulation, loose fill blown through a hose, does the job for less, unless your ductwork runs up there, which is when foam usually earns its price. I sold this work before I installed it, so I know how easy it is to push the bigger job, and if plain attic insulation is the better fit for your house, that's what I'll write up.
Spray foam insulation permits and houses in Lakeville
Lakeville requires a permit to build, enlarge, alter, repair, move or tear down a building, and that list doesn't name insulation on its own, so whether your spray foam job needs one comes down to the work involved. Lakeville Building Inspections answers permit questions, and you can reach them at 952-985-4440. When a job calls for a permit, we pull it, sign for it and set up the inspections, and if we're not sure whether yours needs one, we check with the city's building office before we start.
Around Lakeville we see plenty of unfinished basements with bare rim joists, rooms over attached garages that never get warm, and attics where the old insulation is deep in the middle and thin at the edges, which is backward. We're based in Lakeville and run into the same houses on jobs in Apple Valley and Farmington, and if your city isn't listed, call and ask.

Why Lakeville homeowners call Quality Lakeville Insulation Services for spray foam
The owner writes your estimate
I come out myself to look at the job, answer your questions and write the estimate, and our installers do the spraying. You get the person who's accountable for the price sitting at your table, not someone paid to sell you more foam.
Insulating houses here since 2017
We've been in business since 2017, nine years of crawling through attics, basements and crawl spaces. That's taught us where the gaps usually hide, like around can lights, pipes and the attic hatch, so they get sealed instead of left to fight the new insulation.

Questions about spray foam in Lakeville
How much does spray foam insulation cost in Lakeville, MN?
Spray foam insulation in the Minneapolis area usually costs about $1,900 to $4,900 per job for 1,000 square feet at 3 inches thick, and that's the going rate around here, not our price. Your number moves with the foam type, the square footage and thickness, and how hard the space is to reach. I'll write yours on site with each step on its own line.
Should I get open-cell or closed-cell spray foam for my house?
Pick closed-cell if heat matters most and open-cell if budget or quiet matters more. Closed-cell foam is denser and about twice as good at holding heat per inch, but it costs more, while open-cell costs less and blocks sound much better. Open-cell also stops air well but still lets water vapor pass through, which I'll talk through with you once I've seen the space.
Can you spray foam basement walls in Minnesota?
Usually not on the inside, unless the basement stays very dry. A Minnesota state guide calls interior basement walls very hard to insulate properly because of mold and moisture, and it says walls without a very low moisture risk are better left bare inside so they can dry. State rules also set conditions for insulating the inside of foundation walls, like draining masonry walls to an approved interior drainage system and keeping any frame wall off the foundation, so we check for moisture first.
How long after spray foam insulation can my family and pets come back in?
Some foam makers recommend waiting 24 hours after spraying before anyone moves back in, though the time can vary by product. That wait is the re-entry time, and it counts for kids and pets too. Ask the maker or supplier for the time on the exact foam going into your house, and we'll settle it with you before the day is booked.
How do I insulate the rim joists in my basement?
Spray foam is the usual way, because it insulates the rim joist and seals the air leaks around the framing at the same time. The other way is cutting rigid foam pieces to fit, but their edges and the gaps around pipes, wires and vents have to be sealed carefully, or moisture can get in and damage the wood.
Does spray foam need to be covered with drywall?
In rooms people live in, usually yes. National guidance says foam needs a thermal barrier or coating, such as drywall, between it and permanent living space, and where local rules differ, the local code officials decide what applies. If you're finishing a basement or the room over the garage, tell me and we'll plan for it from the start.
Other insulation work to consider
Attic insulation
When the ducts aren't in the attic, adding to what's already up there often fixes a hot upstairs for less than foam.
Blown-in insulation
Loose fill is the simple way to bring a thin attic up to depth once the gaps are sealed.
